Legal resources

  • Make clear tenant right to counsel
  • List of rights
  • List of pro bono lawyers, legal aid
  • Ongoing class action lawsuits against the LLC, collusion
  • "In the news" section for that LLC

Want # of evictions by race, etc.

Not individual records, but rather by in aggregate scale (Maybe if the LLC has evicted >x tenants, add this demographical info into the website in consideration of small sample sizes and privacy)

Of the evicted, pie chart dividing tenants by race?

In addition to race, other demographical info that would be interesting + considering intersectionality:

  • Median household income
  • Immigration status
  • Sex
  • Age
  • Educational Attainment

Shows the reader which populations are the most evicted and discriminated against

Not sure if this type of information is obtainable from filings @ericrobskyhuntley

Why people were evicted

  • Reason for evictions: no/incomplete rent payment, damage to unit, lease violations, etc.
    Extract from filings and executions
  • Which ones resulted in the most filings and executions for the LLC?

Issue-ize Partners Feedback

Take spreadsheet of research partner feedback and convert into actionable, trackable, GIthub Issues.

Each should be part of the milestone partner-feedback and should be given the label 'nice-to-have' or 'need-to-have'.

  • Links between company and violation types
  • Can get Section 8 info on rent, demographics

Executions vs. filings

  • Find the rate of filing and executions (%) or do a ratio?
  • In the subtitles (ex. Slide 25: "Between November 2019, and September 2022, The Neighborhood Developers filed at least 90 evictions"): are these filings/executions, how many total properties do they have?, how many evictions were repeated on the same tenant/property? A little unclear

Where evictions happen tied to asking rents

  • Map of units owned by LLC and asking rent
  • Compare asking rents to market rents in the area

Does the landlord overcharge?

  • [ ]How does this rent change over time? Does the LLC unreasonably increase the rent all of a sudden?

Is this information easily accessible? @ericrobskyhuntley

Activists Groups and Organizing

Poster comments:

Activist groups
Important for CDCs
Housing authority
People names could help tenant organizing

  • Outreach to the above groups letting them know the website exists for data utilization and tenant organizing

  • Links to websites of the groups so tenants can share their stories, file complaints, get help

If we partner with an org, could we include contact info of a particular person? (more direct than a website)

Data Context: Time

  • Include "Updated on MM/YYYY" - Date at the bottom of the website
  • Include year when the LLC/company was started

Housing Assistance Resources

Poster Comments:

Can get Section 8 info on rent
Mass Rental Voucher Program (MRVP) data
Connect to info from the Residential Assistance for Families in Transition (RAFT) providers
RAFT might artificially increase evictions

Link Resource for eligibility and applications:

  • Section 8
  • MRVP
  • RAFT
  • Mass Save
  • Tenants Councils and Community Support Groups
  • Other Rental Assistance Resources

DB migrations

TODO:

  • move filigns' ptf_bar and def_bar to foreginkeys (current mysterious problem with django migrations)
  • move (most) fields to CharField type from TextFields for optimization

Informal evictions

May be difficult to track down since there are no court records

  • Add a place for tenants to report threats of eviction by the landlord?

Data issues remediation

Proposal to fix data through Django migrations, adding descriptive records to keep track of data fixes to a new table (data_fixes). Columns would include at least description, table_name, author.
See data problem issue here

Connect to health data (asthma)

Not quite sure about this poster comment @ericrobskyhuntley
Is it getting health data feedback from residents who have experienced eviction threats and executions to learn how it has impacted them? Seems like it would be difficult to pinpoint changes in health to be caused by their filings. Could look at changes to mental health

Are we looking at certain neighborhoods that LLCs have a bunch of properties in and see if there are high number of asthma cases to point out the mismanagement of the unit? Other factors like transportation, nearby factories, genetics...

Map Labeling

Depending on zoom...

  • Include neighborhood names
  • Include street names
  • Include unit numbers

Property Use and Changes (e.g. flipped, abandoned, condo)

How has the property changed over time?

  • Changed to condos
  • Changed to high-end apartments
  • Has it been abandoned?
  • Was it flipped?

What does the land around the property look like? What kind of use does it have?

  • Are there train tracks or highway that divides two neighborhoods?
  • Factories and other industrial uses that could impact air/water quality
  • Other residential buildings? Commercial?
  • Are there green areas?
